Frequently asked

How far in advance should I schedule?
24–48 hours is ideal, but same-day and next-day priority slots are often available. For weekend or evening closings, earlier notice helps secure the preferred time.
Do you travel outside the Twin Cities?
Yes. Our standard service area is all of Dakota County plus surrounding communities within approximately 25 miles of Farmington, Minnesota. You can still book online for locations up to about 50 miles away — an Extended Travel Fee of $2.50 per additional one-way mile is calculated automatically and shown before you confirm. Farther than that, call us and we'll quote availability and travel.
Can you complete same-day scanbacks?
Yes. Encrypted scanbacks are delivered the same day through a secure portal, and originals are shipped per your instructions.
Which signing platforms do you support?
Snapdocs, NotaryDash, NotaryGo, SigningOrder, ServiceLink, and direct title-company assignments.
Do you work directly with title companies?
Yes — direct assignments from title companies, escrow officers, and lenders are welcomed alongside signing service orders.
What should borrowers have ready?
A valid, unexpired government-issued photo ID for every signer, and any funds required to close (typically a cashier's check or confirmed wire). Do not sign anything in advance.
How long does a typical signing take?
Most loan signings run 45–75 minutes depending on the package. Reverse mortgage and seller packages can be shorter or longer based on document count.
What if there is an error in the package?
We flag issues at the table, contact the lender or title company immediately, and coordinate corrections so the closing stays on track.
How does payment work?
A deposit reserves your appointment and is credited toward the final invoice. The balance is invoiced after the signing is complete. Cards, cash, and checks are accepted — card payments include a $4.95 processing fee.
